How we get paid, since you asked

Homeowners pay us nothing. When a project moves forward, the contractor pays us a referral fee. We think you should know that up front, for two reasons: it means our recommendation isn’t free of interest, and it means we only make money when a job actually happens — so sending you to a crew who does poor work costs us more than it earns.

Are you a licensed contractor?

No. Beehive Basements is a design and referral service. We design basements and connect homeowners with independent licensed contractors who do the building. We don’t perform construction work, and we say so plainly because you deserve to know exactly who you’re dealing with.

Who am I actually hiring?

An independent, licensed and insured Utah contractor. Your contract is with them, not with us. They pull the permits, run the schedule, do the work, and stand behind it. We introduce you and step back.

What do you charge me?

Nothing. The walkthrough, the concept design, and the introduction are free to homeowners. We’re compensated by the contractor when a project moves forward — which is why we’re upfront that we have a business relationship with the crews we recommend.

How do you pick the contractors?

We verify an active Utah contractor license and a current certificate of insurance before we refer anyone, and we work with crews who do this specific kind of project regularly. We re-check license and insurance status annually.

What if something goes wrong on my project?

Your contract is with your builder, so warranty and workmanship issues go to them — they’re the ones who did the work and stand behind it. We do want to hear about it: a crew that leaves a homeowner unhappy stops getting our referrals. That’s the whole leverage we have, and we use it.

Is the design you provide a construction document?

No. Our designs are concept drawings for planning and quoting — layouts, room sizes, and scope. Stamped construction documents, engineering, and code compliance are your builder’s responsibility as part of the permit process.
