| Level | What it is | 2026 cost |
|---|---|---|
| The beverage nook | Counter, cabinets, beverage fridge, microwave shelf. No sink. | $5,000–9,000 |
| The true kitchenette | Adds a sink (plumbing!), dishwasher drawer, more cabinetry — the movie-night and long-stay-guest workhorse | $8,000–15,000 |
| The apartment kitchen | Full-size appliances, range with ventilation, real pantry — what makes a registered apartment rentable | $18,000–40,000 |
If a rental apartment is even a maybe, rough-plumb for the full kitchen now. Running supply, drain, and a range circuit during framing costs a few hundred dollars. Doing it after drywall costs thousands. Many of our clients build the $9,000 kitchenette today with the $30,000 kitchen's plumbing hidden in the wall — so the upgrade later is cabinets and appliances, not demolition.
