The basement kitchenette, done right

The most-requested feature in Utah basements — and the one with the biggest range: $8,000 for a smart beverage nook, $40,000 for a full apartment kitchen. Here's how to pick your level, and the one decision to make before anyone opens a wall.

The three levels

The one decision to make early

If a rental apartment is even a maybe, rough-plumb for the full kitchen now. Running supply, drain, and a range circuit during framing costs a few hundred dollars. Doing it after drywall costs thousands. Many of our clients build the $9,000 kitchenette today with the $30,000 kitchen's plumbing hidden in the wall — so the upgrade later is cabinets and appliances, not demolition.

Design notes from real Utah basements

Put it on the plumbing wall. Sharing the bathroom's wet wall saves real money and keeps ceilings clean.
Quartz over laminate. The kitchenette is small — the countertop upgrade costs little and sets the tone of the whole basement.
Ventilation is the apartment gate. A range needs proper venting; that's a big part of the kitchenette→kitchen price jump, and a code requirement for rentals.
